Urban Edge is connected to the National Broadband Network (NBN) and is equipped with fiber to the premises (FTTP). Contact an NBN provider for access.
Note: Some units may not have been connected to the NBN network. If your Internet Service Provider (ISP) cannot find your address, tenants should check with their property manager and owner-occupiers should contact the building manager.
The Body Corporate's building insurance covers most of the structures at Urban Edge; however, it does not cover your personal property, such as carpet, air conditioners,TVs, phones, or loose furniture. We recommend obtaining contents insurance for these items.

Welcome to community living. As a new lot owner, understanding how a body corporate operates is essential to making the most of your investment and contributing to a harmonious community. This summary offers an overview of what you need to know to get started confidently.
A body corporate is a legal entity created when land is subdivided and registered under the Land Title Act 1994 to form a community titles scheme. By purchasing a lot, you automatically become a member of the body corporate and share responsibility for the management and upkeep of common property such as driveways, recreational areas, and shared utilities.
Key roles within your body corporate include the Committee, which oversees day-to-day decisions, and, where appointed, a Body Corporate Manager or Building Manager, who help administer and maintain common property. As a lot owner, you may nominate yourself to serve on the committee, giving you a voice in how your community is run.
Financially, you contribute through levies, which fund two main accounts: the administrative fund (for routine expenses) and the sinking fund (for long-term capital works). Levies are calculated based on your lot entitlements and are set each year at the Annual General Meeting (AGM), where you can vote on budgets and key decisions.
By-laws govern how owners and residents must behave within the scheme. These cover areas such as noise, pets, renovations, and parking. Breaches may be managed through informal discussions, but unresolved matters can escalate to formal contravention notices and, if necessary, be referred to the Commissioner for Body Corporate and Community Management for adjudication or conciliation.
If you’re planning to renovate, you must understand whether the proposed work is structural or cosmetic and check whether approval is needed under the scheme’s by-laws. This is especially important if the works impact common property or exclusive-use areas.
Lastly, owners are encouraged to register on the My Community Online Platform, which provides easy access to documents, levy information, forms, and updates.

From 1 August 2025, the current section 206 disclosure statement will be replaced by a Body Corporate Certificate, which sellers must give to buyers before signing a contract.
There are two new certificate forms:
Form 33 – for most community titles schemes
These forms include important details about the lot, such as:
Levies and any outstanding payments
By-laws and insurance
Common property and service arrangements
Only the body corporate can issue this certificate. Sellers (or their agents) must request it in writing from the body corporate manager or committee. The certificate must be provided within 5 business days, and a fee may apply.
If the body corporate can’t provide the certificate (for example, if records are missing or no committee has been appointed), the seller may provide an explanatory statement instead.

The Body Corporate is the legal entity created when land is subdivided and registered under a Community Titles Scheme in Queensland. It comprises all lot owners in the scheme and is responsible for managing common property, enforcing by-laws, maintaining insurance, and making decisions that affect the shared interests of the community. The Body Corporate acts through its Committee, general meetings, and appointed managers.
The Body Corporate Committee is a group of volunteer owners (or their representatives) elected to oversee the management of the complex on behalf of all lot owners. The Committee meets formally four times a year, and participates in general meetings. The Committee also discuss matters as needed between meetings. Day-to-day management is carried out by the Building Manager and Body Corporate Manager under the committee’s direction.
By-laws are essential to maintaining order, amenity, and fairness in multi-residential living environments such as Urban Edge. They protect the rights and responsibilities of all parties involved and form a core part of community living governance in Queensland.

Our Building Manager is responsible for maintaining the common property of Urban Edge such as external walls and windows, hallways, meeting rooms, gardens and paths, pools, and gym. These areas are cleaned and serviced regularly.

Our Body Corporate Manager is often asked about property maintenance responsibilities in a Body Corporate. The BCCMA and the Accommodation Module prescribe the maintenance obligations of occupiers (residents), owners and the body corporate. Generally:
An occupier of a lot included in the scheme must keep in a clean and tidy condition the parts of the lot readily observable from another lot or common property.
An owner must maintain:
their lot in good condition (except for parts of the lot that the body corporate is responsible for (set out below); and
the following items of common property in good condition:
improvements made by the owner;
fixtures or fittings installed for the benefit of the lot;
the shower tray for the lot;
utility infrastructure part of a device that only supplies services to one lot; and
exclusive use areas unless the exclusive use by-law provides otherwise.
The body corporate must maintain:
body corporate assets in good condition;
common property in good condition, including to the extent that common property is structural in nature, in a structurally sound condition; and
the following parts of a lot or exclusive use area in good condition:
railings, parapets and balustrades on, whether precisely, or for all practical purposes, the boundary of a lot and common property;
doors, windows and associated fittings situated in a boundary wall separating a lot from common property;
roofing membranes that are not common property but that provide protection for lots or common property;
the following parts of a lot or exclusive use area in structurally sound condition:
foundation structures;
roofing structures providing protection; and
essential supporting framework, including load-bearing walls.

There is often confusion around what part of Urban Edge is common property, what is part of a Lot, and what is an exclusive use area.
A Lot refers to an individual apartment or unit that is owned by a specific person or entity. It includes the interior space of the unit and any areas shown within its boundaries on the survey plan.
Common Property includes all areas that are shared by all Lot owners. This includes driveways, stairwells, foyers, gardens, swimming pools, and other shared facilities. The body corporate is responsible for the management and maintenance of common property.
Exclusive Use Areas are parts of the common property (such as courtyards, car parks, or balconies) that have been allocated for the private use of a particular Lot. These areas are still owned by the body corporate but are used exclusively by the designated Lot owner/residents as specified in the community management statement (CMS).

What is an Insurance Claim?
An insurance claim is a request made to the body corporate’s insurer to cover the cost of repairing damage that has occurred to common property or your unit. Insurance is there to assist with the cost of repairs after something has gone wrong, such as a water leak or storm damage, but it does not cover the cost of fixing the cause of the issue itself.

The date the incident occurred
Photographic evidence, if available
Confirmation of whether the issue that caused the damage has been fixed (e.g. a copy of a plumber’s invoice or maintenance report)
Please note that insurance generally only responds to resulting damage, not the cost to repair the cause of the problem.

Australia Post operates parcel lockers nearby in The Village Centre (Lower Level near the toilets) off Carraway St.
Residents are responsible for accepting any parcel deliveries. Urban Edge cannot guarantee the security of unattended parcels, and thefts unfortunately do occur. Please collect parcels as soon as possible to reduce the chance of theft and please be aware parcels left unattended on common property may be disposed of.
Mail facilities are regulated by by-laws 18 Letterbox, & 32 Parcel lockers (note: parcel lockers are yet to be installed at Urban Edge)
Residents may park in their Unit's exclusive use parking space only. Residents must not park in a visitor parking space. The Body Corporate may tow your vehicle without notice if the by-laws are contravened. Residents must complete the resident vehicle details form.

Please note, frequent visitors may be considered residents occupiers if the frequency is high. For example staying overnight 3-4 times per week.
Visitors may park in a visitor parking space while visiting a resident or conducting work for the Body Corporate. Limited visitor parking is available under Skyview (B1), and Horizons (B1 & B2). Visitors must complete the visitor parking contact form.

Parking is regulated by by-laws 7 Parking and Vehicles, & 37 Car parking exclusive use area.
The keeping of pets at Urban Edge requires Body Corporate approval. The Committee has long been supportive of pets at Urban Edge and looks forward to approving your application. To help us, please ensure you complete the appropriate form and provide correct and complete documentation.
Keeping a pet at Urban Edge comes with responsibilities to your pet, your neighbors, the Body Corporate, and if you're a tenant to your Unit's owner. Our by-law 16 Animals details these responsibilities. You should also be mindful of relevant legislation such as for noise and animal welfare.
Consider letting your neighbours know when you have a new dog, and how they can contact you if there are any noise concerns.

Horizons and Skyview have a general waste chute, accessible from each level. Please only place bagged general waste in the chutes, ensuring the bag has been tied securely and that the bag is smaller than the chute. Vista residents should take their waste to the bin area under Horizons, level B1.
Larger general waste should be taken directly to each building's bin area and placed in the RED lidded bins only:

Recycling should be taken directly to each building's bin area and placed in the YELLOW lidded bins.
DO NOT place general waste in the recycling bins, and please remove recyclables from garbage bags before placing them in the recycling bins. Dispose of any garbage bags in the general waste bins.
Bulky items MUST NOT be disposed of in Urban Edge's waste bins or left anywhere on common property or council property surrounding Urban Edge.
There are several options for disposing of bulky items:
Brisbane City Council operates an annual 'kerbside collection' service.
Dispose of the items at a Brisbane City Council waste transfer station.
Hire a waste disposal company to remove the item/s for you.
Some companies remove old appliances and furniture when you purchase from them.
Brisbane City Council empties our waste bins daily from approximately 7:00 AM at the bin area under Horizons off Ramsgate St. Please take care when in this area during this time as there is limited space for the driver to manoeuvre and visibility is limited.

'Do I need approval to renovate my unit?'
Simple renovations such as painting a bedroom wall may not require approval from the body corporate, however, any renovation that requires a professional, or involves common property does. You can find more information on this page.

Smoking, vaping, and other similar activities are NOT PERMITTED on Common Property or external exclusive use areas, including apartment balconies, at any time.
Smoking/vaping etc is permitted ONLY within the indoor spaces of your Unit, and only if it does not create a hazard or nuisance, and does not unreasonably interfere with another person's use and enjoyment of the Common Property or a Unit.
It means you cannot smoke anywhere on the grounds, garage, pools, driveways, halls, lifts, gym, function rooms etc. You also cannot smoke on your balcony, patio, or courtyard.
You can only smoke inside your Unit, however, if another person can smell it, you may be creating a hazard/nuisance/interference, so you may need to keep your windows and doors closed.
Please note, many tenants are already not permitted to smoke anywhere in their Unit. If you are renting, you should confirm with your property manager whether you can smoke in your Unit.
No. The no smoking by-law applies whether there is a sign or not. 'No Smoking' signage serves as a reminder only.
Changes to legislation in 2024 allowed body corporates to make a by-law to regulate smoking. Urban Edge owners voted to implement the new by-law at the 2024 AGM, and this came into effect in March 2025. Information about smoking in strata can be found at Nuisance and Hazards in Strata.
Smoking is also not permitted in many locations around Queensland. You can learn more about Queensland's smoking laws here.
Smoking and vaping is regulated by by-law 5 Smoking.
